Sal Lupoli might be better known for his Sal’s Pizza chain, not for his work as a developer. But Lupoli has built projects in the Boston area that include mill renovations in Lawrence and Lowell and a riverside luxury building in Haverhill.
 
Now he’s starting a project that would remake two former IBM office buildings in Littleton while adding more space for homes and retail.
 
The project, called King Street Common, began with a ceremonial groundbreaking project on Monday. It is planned to be built in phases lasting through 2037. It will start with two buildings, one residential and one commercial, along with a parking garage.
 
The two three-story IBM office buildings are planned to be reused, but the site plan says new uses could come at any time during the phased construction project, giving Lupoli Cos. flexibility to respond to market demand.
 
Those buildings went up in 1985 and until now, they’ve been a stereotypical suburban office park, right off an I-495 exit roughly halfway between Lowell and Marlborough. The twin buildings are surrounded by vast parking lots.
 
That won’t be the case under Lupoli’s plan.
 
King Street Common, which spans 50 acres, is planned to include more than 1,000 residential units, 115,000 square feet of retail and restaurant space, and a 150-room hotel. In all, the project will total roughly 2 million square feet.
 
Lupoli bought the site for just over $21 million in 2021, just months after IBM consolidated its area offices in Lowell. The purchase came at a difficult time for the office market but a first tenant was secured last year: Israel-based computer hardware maker Hiper Global.
 
The company will move its North American offices there from North Andover, occupying 72,500 square feet.
